Green-belt development is restricted: go through full planning and you can only increase the volume by ~30%. Go through Permitted Development and that number moves closer to 50%. The owners of this dilapidated 2-bed in the rural Potteries knew what could be achieved under PD. HYPE took the property from 2-bed to 4-bed: a two-storey side extension, a single-storey rear, a fully-insulated thermal envelope to current Part L, underfloor heating, an unvented hot water cylinder, and an oak porch detailing that lifts the front elevation to high-end. From dilapidated to unmistakable.

The Silver Birch was once a hugely popular pub and eatery in Silverdale, rave reviews, full bookings, until COVID closed its doors for the last time. HYPE picked the property up alongside a repeat investor and converted it into six one- and two-bed apartments. The build is also a public masterclass in the four mandatory pre-build checks for any commercial-to-residential conversion: asbestos R&D survey, EPC/insulation strategy, warranty (PCC or NHBC), and acoustic/sound testing. Without these four, the conversion legally and commercially doesn't fly.

A dated property in Silverdale, previously owned by an elderly person unable to keep on top of necessary updates. The new owners came to HYPE with a tight budget and an undecided end-use: HMO or serviced accommodation. Rather than force a decision they weren't ready to make, we built the conversion to work for either. Four bedrooms, communal ground-floor living, two shared upstairs shower rooms. Make-good rather than back-to-brick. Trunking for electrics where chasing would have meant unnecessary spend. Plaster where needed, not everywhere by default. The example of how an HMO or SA conversion can land cleanly on a budget when the build is scoped honestly.

A standard Newcastle-under-Lyme terrace in need of modernisation. The interior was dated: and one feature was genuinely dangerous: polystyrene ceiling tiles throughout. These burn fast and release lethal fumes when ignited. They had to go before anything else. Once stripped, HYPE delivered a full HMO conversion: 3 bedrooms expanded to 4 (a second upstairs bathroom carved out of part of the large front bedroom), full rewire, new central heating, fire-rated doors, skirting and architraves, new kitchen, garden lean-to demolished.

Done at the investor's request to a tight budget. Most of the structural envelope kept in place. Most of the planning route taken via permitted development. Most HMO conversions look the same. The investor on this Birches Head project deliberately wanted a property that didn't. The conversion went almost back-to-brick. The result is a property that pulls tenants who'd otherwise rent one-bed flats elsewhere, at HMO per-room economics. A redundant commercial garage unit taken from commercial use to a two-bedroom bungalow: insulated, partitioned, serviced and finished as a home. The building was later taken on by an operator who runs it as a children's home. It is worth saying why that route matters, because most builders never see it. Converting a building for this kind of end use sits close to HMO work: the same questions about fire separation, room sizes, escape and services, asked by a different inspector. HYPE does the buildings side. Running it, staffing it and everything regulatory belongs to the operator.

They're renovating fast, knocking through to create an open-plan kitchen-lounge with island plus a generously-sized conservatory, and timing the sale to the current market. HYPE delivered the build to the wow-factor finish a flip needs to compete.

Eight weeks. Four Staffs Uni students locked in before the build had even closed snagging. Overseas property investor brought a pre-existing HMO in the Staffordshire University Quarter to HYPE during the pandemic. The default play would have been to squeeze a fourth bedroom into the footprint. HYPE recommended the opposite: stay at three bedrooms, expand the communal kitchen-lounge to give students the social space the modern HMO market expects, and add an en-suite to every bedroom. Fewer rooms; better letting outcomes. The build is also a clinic in budget-conscious layout: the former kitchen became a downstairs en-suite bedroom, the former bathroom became its en-suite, an airing cupboard became an integrated wardrobe. Nothing wasted.

In January 2019 HYPE set the toughest brief we'd given ourselves: build a student HMO that rivals any luxury student accommodation in Staffordshire. The building was unusual, once two terraced houses, later converted into offices, now needing to come back as a single residential conversion. The result: 11 en-suite bedrooms for Keele University students, plus a cinema room, a chill-out / study room, a dedicated laundry, Cat 5 cable points and USB ports throughout, and, usefully, a planned bin store so tenants don't have to drag wheelie bins from the rear of the property every collection day. Some of the most considered HMO planning HYPE has done.

Local homeowner Mark Batkin wanted accessibility adaptations to make his bathroom easier to manoeuvre around. The builder he'd hired (via a friend of a friend) walked off after one day saying the job was too big, leaving the bathroom stripped to bare brick days before Christmas. Mark called John for a second opinion. When John saw the state of it, and saw what the additional cost of doing it properly would mean for Mark, John decided to do the whole job free of charge. The Stoke Sentinel covered it. This case study is on the site because Mark and his family wanted other people to know that decent, reliable builders still exist, and because Mark wanted to publicly thank John and the team for stepping in.

Cheshire East has stricter HMO amenity standards than the Stoke/Midlands councils HYPE usually works under, and they cost the owner real money to comply with.

Six studio flats in a Listed Building in Burslem reconfigured into a 9-bedroom all-en-suite HMO with an open-plan communal space. Listed-Building status meant tight liaison with the Heritage Officer alongside the HMO Officer and Building Control: every conservation decision had to satisfy three different regulatory authorities. On top of that: severe water ingress had rotted the purlins throughout, made the front of the property unsafe, and forced a full back-to-brick strip-out plus a new roof. The finished build is one of the most ambitious HMO conversions HYPE has delivered.

Steel portal frame building: popular as commercial premises, strong, durable, highly resistant to lateral and vertical movement. The headline structural challenge: one of the diagonal braces supporting the steel framework had to move to accommodate a new roller shutter door, and moving it on the same side of the building required Structural Engineer involvement to design a replacement bracing scheme that does the same structural job in a different geometry. Plus external works: dropped kerbs, new ramps, cable installation.

HYPE took it from poor-condition to tenant-ready: new roof, brickwork repaired at the gable end, asbestos drainpipe safely removed under non-licensed protocols, lean-to demolished, new central heating, full rewire, walls re-skimmed, new joinery, full driveway and garden overhaul, plus a new wet room with disabled access. The build is shown through the 5-part HypeTV series rather than photography: and the case study is also where we share what neighbours said about the team. Including Nancy, who took a bad fall during the build and was helped by our Site Manager Dan.

Fire damage is one of the more sobering things you walk into as a builder. This Stoke-on-Trent Council-owned bungalow in Burslem had a fire start in the living room and spread rapidly through the property. No one was hurt, but the home needed bringing back to life. HYPE delivered a full restoration: rewire, new gas system + Vaillant boiler, plastering, painting, smoke alarms throughout, new windows and doors, new ceilings where the fire had taken them. The council required the kitchen units and carpets be left as-was (their property-spec standard), the kitchen had survived thanks to the door holding the fire back. Project completed ahead of schedule and on budget.
