The new owners came to HYPE with a tight budget and an undecided end-use: HMO or serviced accommodation. Rather than force a decision they weren't ready to make, we built the conversion to work for either. Four bedrooms, communal ground-floor living, two shared upstairs shower rooms. Make-good rather than back-to-brick. Trunking for electrics where chasing would have meant unnecessary spend. Plaster where needed, not everywhere by default. The example of how an HMO or SA conversion can land cleanly on a budget when the build is scoped honestly.

How the build actually ran.

The same three questions we ask every project: what they bought, what we did, what changed. Honest. Specific. No marketing fluff.

CHAPTER01

What they bought

A dated four-bedroom property in Silverdale, Newcastle-under-Lyme. Previously owned by an elderly person who hadn't been able to keep on top of necessary updates: most of the house was original specification from decades ago.

The new owners' brief was unusual in one specific way: they hadn't decided yet what they wanted the building to BE. HMO or serviced accommodation. Both viable, both yielding, both achievable from the same starting point. The brief to HYPE was: build it on a budget that works for either end use, and let the owners make the operating decision once the build is done.

CHAPTER02

What we did

Make-good rather than back-to-brick. That's the call you make when the budget is tight and the building's structurally sound enough to deserve it. Specifically: we only plastered where the surface actually needed re-doing, not as a default. We ran new electrics in trunking where the route was visible and acceptable, rather than chasing into masonry (chase-and-plaster on a 4-bed property is days of work for a finish nobody else will ever see).

The kitchen was the most striking find: it had a toilet leading directly out into it. Not even close to compliance, the old "two-door rule" said two doors between any toilet and any kitchen, and while the regs have softened a bit, this configuration wasn't passable on any reading. We removed the toilet, opened the kitchen space, gave the property a layout that works for shared occupancy.

Four bedrooms upstairs (with two shared shower rooms, stud walls erected to divide the bedroom configuration), communal living on the ground floor. Bold interior decor decisions on top of the make-good base. The kind of build that proves an HMO or SA conversion doesn't need £150k of spend to land properly, just honest scoping and discipline on what to retain.

CHAPTER03

What changed

A dated 1970s-spec home transformed into a flexible four-bedroom shared-occupancy property that the owners can flip between HMO operation and serviced accommodation operation depending on which market is paying better at any given quarter. The make-good + bold-decor model is repeatable for any investor with a tight budget and a willingness to be disciplined about what doesn't need ripping out.

Stage 01 / 04Before

The property as found · and the kitchen-toilet problem.

Nine photographs of the Silverdale property as the team walked it on day one. The whole house is dated, that's expected when a property's been owned by an elderly resident for decades and not updated. What was less expected was finding a toilet inside the kitchen.

The old "two-door rule" stated there must be two doors between any toilet and the kitchen. The rule has been relaxed a bit, a toilet near a kitchen is now acceptable provided it has hand-washing facilities and an extractor fan. Neither of those was present here. The toilet led directly into the kitchen space. There was also a socket immediately next to the toilet.

We removed the toilet entirely to make way for a larger, compliant kitchen space.

Stage 02 / 0450% Complete

New kitchen fitted. Shower rooms in. Bedrooms divided.

The new kitchen has been fitted on the ground floor, and the rogue toilet is gone, the kitchen is now compliant and properly sized for shared occupancy.

Upstairs, the two shower rooms are installed and plastered, ready for painting. Stud walls have gone up to divide the upstairs bedroom configuration, same property, now functionally a four-bedroom shared-occupancy layout regardless of which operating model the owners eventually choose.

Make-good plus bold decor.

This is an example of how an HMO / serviced accommodation conversion can be achieved on a budget. The minimum amount of structural alterations have been made: but when these are coupled with bold interior decor decisions, a property can be completely transformed.

What changed: kitchen rebuilt, four bedrooms operational, two upstairs shower rooms, ground-floor communal living. What stayed: most of the masonry, most of the original openings, most of the service runs. The cost-control discipline at scope stage is what kept this conversion inside the budget envelope.

Stage 04 / 04After

Before vs. after.

A dated 1970s-spec property to a fully operational 4-bed shared-occupancy unit. The owners now have the option to operate it as either an HMO (long lets, lower nightly rate, lower management overhead) or as serviced accommodation (short lets, higher nightly rate, higher management overhead). Most of the build was the same either way: that's the cost saving of designing for flexibility from day one.
