Can HMOs help solve the housing crisis?

Stoke-on-Trent is short of housing: the same as most UK cities. The private rented sector can plug part of that gap. HMOs, done properly, are one of the fastest routes to compliant, affordable, immediately-available accommodation. Here is the case.

The brief

The UK is short of around 4.3 million homes. Stoke-on-Trent has its own version of the same problem: waiting lists for social housing have been at record highs for three years running. New-build delivery is slow, expensive, and constrained by planning. Conversion of existing stock is fast, cheaper, and increases supply now. HMOs, properly built, are part of the answer. These are a builder's observations from our own sites, not financial or planning advice.

Why we are short of housing in Stoke

Stoke's housing demand has grown faster than supply for over a decade. The student population at Staffordshire University continues to climb. Two NHS hospital trusts pull in professionals who need accommodation immediately. Young families priced out of Birmingham, Manchester, and London look north to Stoke for affordability: and find a market with too few homes.

Conversion of existing stock is faster, cheaper, and increases compliant housing supply right now.

CHAPTER02

Why HMOs are part of the solution

A standard 6-bed HMO conversion turns one underused property into six tenancies: and six homes for six people. The cost per habitable bedroom is dramatically lower. Done compliantly, the homes are warm, fire-safe, well-ventilated, and competitively priced. Done badly, they are a black mark on the trade. The standard matters.

CHAPTER03

What good HMO conversion actually looks like

Every room above the minimum size threshold for the council. En-suite where the layout supports it. Fire compartmentation evidenced room-by-room. EPC rating C or better. MVHR ventilation. Proper room insulation. Professional management. The HMOs HYPE delivers are designed to outlast the regulatory cycle: built to the standard the council inspector will be auditing to in 2030, not 2024.

Working with social housing providers

Some of the HMO conversions HYPE delivers go straight into social housing partnerships. We have built supported-living and children's-services accommodation, and converted void social housing stock back to letting standard. The mechanics are the same as private HMO conversion: different funding source, same operating standard.
