An HMO is a single property let to three or more unrelated people forming more than one household. The building work is much the same either side of the Staffordshire and Cheshire border. The standard it has to meet is not.

We have built here. Our 6-bed HMO with loft conversion in Crewe was a mid-terraced former cannabis farm: botched wiring, rising damp, and dry rot spreading from a roof leak that nobody had found. It is on the site in full, including the parts that cost the owner money.

The lesson from that job is the one worth carrying into any Cheshire scheme. The amenity standards we had to hit there were tighter than the ones we normally work to on the Stoke side, and that showed up in room sizes, kitchen provision and washing facilities rather than in the structure. It is not a difference you can price from a spreadsheet: you check the specific council's HMO standards for the specific property before you commit, or you find out during the build.

Everything else runs the way it does on every HYPE job. Scope and price agreed before work starts, variations flagged and agreed as they arise, fire compartmentation and sound separation photographed for the evidence pack, and the build documented as it goes.

We take on substantial building work across Stoke-on-Trent and the Midlands: extensions, conversions, full refurbishments, commercial works and repairs after fire, flood or damage. Properly scoped projects, not odd jobs or reactive maintenance.

We're VAT registered, so on smaller jobs a non-VAT builder will always undercut us. That's just the maths. Our work pays off where doing it properly matters more than the cheapest quote.
