Why some HMO strategies are declining
Three forces have changed the HMO landscape since 2020. Article 4 directives expanded across the major cities, making conversion harder. Fire-safety regulations tightened significantly, raising the build cost of any properly-compliant property. Tenant expectations rose: bargain-basement rooms that worked in 2018 sit empty now. The strategies that did not adapt have rightly faded.
The pre-2020 "convert anything" play is dead. The investors making real money are running a different playbook.
