The shape of the build in numbers.

A local-authority-owned 2-bed bungalow on the outskirts of Caverswall, tired and overdue for refurbishment. HYPE took it from poor-condition to tenant-ready: new roof, brickwork repaired at the gable end, asbestos drainpipe safely removed under non-licensed protocols, lean-to demolished, new central heating, full rewire, walls re-skimmed, new joinery, full driveway and garden overhaul, plus a new wet room with disabled access. The build is shown through the 5-part HypeTV series rather than photography: and the case study is also where we share what neighbours said about the team. Including Nancy, who took a bad fall during the build and was helped by our Site Manager Dan.

How the build actually ran.

The same three questions we ask every project: what they bought, what we did, what changed. Honest. Specific. No marketing fluff.

CHAPTER01

What they bought

A quiet street on the outskirts of Caverswall, lined with beautiful bungalows. This particular one was owned by the local authority and had fallen behind on modernisation. After initial inspection it was clear the property needed more than cosmetic work, a proper refurbishment, inside and out, to bring it back to a standard the next tenant could move into and live in comfortably.

The outside told most of the story. Roof in poor state, needing renewal. Brickwork spalling at the gable end. Asbestos drainpipe, a non-licensed but serious material that has to be treated with care and removed under the appropriate method statement. A small lean-to extension at the rear that had to come down. Driveway and garden both needing a full overhaul.

CHAPTER02

What we did

A full hit. New roof. Spalled brickwork at the gable end repaired. Asbestos drainpipe safely removed under non-licensed protocols (with the appropriate risk assessment and method statement). Lean-to demolished. Driveway re-done. Garden re-landscaped.

Inside: new central heating system. Full rewire to bring the electrics to current spec. Dated wallpaper stripped throughout, walls skimmed properly. New doors and joinery on every opening.

Then the brief HYPE was proudest to deliver: a wet room with disabled access. The kind of build move that turns a generic bungalow back into a home that can be lived in by tenants with mobility needs: exactly the kind of work that should sit centrally in any local-authority property programme.

CHAPTER03

What changed

From an out-of-date local-authority property to a 2-bed bungalow ready for its next tenants, including tenants who need full disabled access. Roof, electrics, heating, finishes, externals, every system on the building brought up to standard. The five-part build film on HypeTV walks the project from rip-out to John's final walk-through of the completed renovation.

Stage 01 / 02The build

Outside, the roof was in poor state, full renewal. Spalled brickwork at the gable end repaired in matching masonry. Asbestos drainpipe safely removed under the non-licensed-material protocol (risk assessment, method statement, careful handling, sealed disposal). Lean-to extension at the rear demolished. Full driveway re-laid. Garden landscaped.

Inside, a full hit. New central heating system installed. Property fully rewired to current spec. Dated wallpaper stripped throughout, walls skimmed. New doors and joinery on every opening. New flooring.

Stage 02 / 02Considerate Contractors

What the neighbours said.

Disruption and increased noise levels are an inevitable consequence of refurbishment work. As part of our Quality Management System we go back to the neighbours afterwards to ask how they were treated and whether there's anything we could have done better.

On this build there was a moment that meant more than the QMS audit. During the renovation, Nancy, one of the neighbours, suffered a bad fall. Our Site Manager, Dan, happened to be on hand to help.

The neighbours filmed short pieces about the team after the build. Nancy's:

"They, the builders, have been very, very nice. I shall miss 'em."

That sentence is on the public record because Nancy wanted it to be. We're proud of it.

Accessibility bathroom · Mark Batkin, Longton (built free of charge)

Local homeowner Mark Batkin wanted accessibility adaptations to make his bathroom easier to manoeuvre around. The builder he'd hired (via a friend of a friend) walked off after one day saying the job was too big, leaving the bathroom stripped to bare brick days before Christmas. Mark called John for a second opinion. When John saw the state of it, and saw what the additional cost of doing it properly would mean for Mark, John decided to do the whole job free of charge. The Stoke Sentinel covered it. This case study is on the site because Mark and his family wanted other people to know that decent, reliable builders still exist, and because Mark wanted to publicly thank John and the team for stepping in.

Fire-damaged house reinstatement, Burslem

Fire damage is one of the more sobering things you walk into as a builder. This Stoke-on-Trent Council-owned bungalow in Burslem had a fire start in the living room and spread rapidly through the property. No one was hurt, but the home needed bringing back to life. HYPE delivered a full restoration: rewire, new gas system + Vaillant boiler, plastering, painting, smoke alarms throughout, new windows and doors, new ceilings where the fire had taken them. The council required the kitchen units and carpets be left as-was (their property-spec standard), the kitchen had survived thanks to the door holding the fire back. Project completed ahead of schedule and on budget.

Commercial garage to two-bedroom home · now a children's home

A redundant commercial garage unit taken from commercial use to a two-bedroom bungalow: insulated, partitioned, serviced and finished as a home. The building was later taken on by an operator who runs it as a children's home. It is worth saying why that route matters, because most builders never see it. Converting a building for this kind of end use sits close to HMO work: the same questions about fire separation, room sizes, escape and services, asked by a different inspector. HYPE does the buildings side. Running it, staffing it and everything regulatory belongs to the operator.
