Fire-damaged house reinstatement, Burslem

A Stoke-on-Trent Council bungalow in Burslem caught fire in the living room and spread. No one was hurt. HYPE was asked to put the property back together: full rewire, new boiler, new windows and doors, new ceiling, fire safety devices throughout. Delivered ahead of schedule, on budget.

Fire damage is one of the more sobering things you walk into as a builder. This Stoke-on-Trent Council-owned bungalow in Burslem had a fire start in the living room and spread rapidly through the property. No one was hurt, but the home needed bringing back to life. HYPE delivered a full restoration: rewire, new gas system + Vaillant boiler, plastering, painting, smoke alarms throughout, new windows and doors, new ceilings where the fire had taken them. The council required the kitchen units and carpets be left as-was (their property-spec standard), the kitchen had survived thanks to the door holding the fire back. Project completed ahead of schedule and on budget.

How the build actually ran.

The same three questions we ask every project: what they bought, what we did, what changed. Honest. Specific. No marketing fluff.

CHAPTER01

What they bought

A Stoke-on-Trent Council-owned bungalow in Burslem with severe fire damage. The fire had started in the living room and spread rapidly through the rest of the property. We don't know what caused it, what we do know is that thankfully no one was hurt. The kitchen was one of the few rooms that escaped lightly because the kitchen door had held the fire back resiliently.

The council needed the building put back together to their standard so it could be re-let. This was the other side of the same problem: restoring a property after the fire had done its damage. We're equally happy to do that work.

CHAPTER02

What we did

A full restoration. Full rewire across the property, the electrics had been destroyed by the fire and smoke (you can see the scorched consumer-unit area in the build film). New gas system installed including a new, more efficient Vaillant boiler. New ceilings fitted where the fire had taken them down. Plastering and painting throughout. New uPVC windows replacing the badly burnt frames, the living-room window where the fire originated had been left charred and unsalvageable. New doors. Smoke alarms hard-wired into the ceilings as part of the fire-safety package.

Stoke-on-Trent Council adhere to specifics on property layout. They didn't want us to change the kitchen units, and they didn't want us to lay any carpets, both are their standing spec for their re-let properties. The kitchen had been the lightly-damaged room anyway, thanks to that fire-resistant kitchen door, so leaving the units in place was the right call.

Project completed ahead of schedule and on budget.

CHAPTER03

What changed

From a fire-damaged property unfit to live in, back to a home ready for its next tenants. The before-and-after on the windows alone tells the story: a badly charred frame replaced with crisp new uPVC; a soot-blackened ceiling rebuilt and a smoke alarm hard-wired into the new plasterwork.

The full restoration is documented end-to-end in the build film on HypeTV. John walks the property at the start to show the extent of the damage, then again at the finish to show the transformation. Bittersweet work, this one, lovely to hand the building back as a home, painful to think what nearly happened, but the kind of work HYPE is proud to take on.

A local-authority-owned 2-bed bungalow on the outskirts of Caverswall, tired and overdue for refurbishment. HYPE took it from poor-condition to tenant-ready: new roof, brickwork repaired at the gable end, asbestos drainpipe safely removed under non-licensed protocols, lean-to demolished, new central heating, full rewire, walls re-skimmed, new joinery, full driveway and garden overhaul, plus a new wet room with disabled access. The build is shown through the 5-part HypeTV series rather than photography: and the case study is also where we share what neighbours said about the team. Accessibility bathroom · Mark Batkin, Longton (built free of charge)

Local homeowner Mark Batkin wanted accessibility adaptations to make his bathroom easier to manoeuvre around. The builder he'd hired (via a friend of a friend) walked off after one day saying the job was too big, leaving the bathroom stripped to bare brick days before Christmas. Mark called John for a second opinion. When John saw the state of it, and saw what the additional cost of doing it properly would mean for Mark, John decided to do the whole job free of charge. The Stoke Sentinel covered it. This case study is on the site because Mark and his family wanted other people to know that decent, reliable builders still exist, and because Mark wanted to publicly thank John and the team for stepping in.

Commercial garage to two-bedroom home · now a children's home

A redundant commercial garage unit taken from commercial use to a two-bedroom bungalow: insulated, partitioned, serviced and finished as a home. The building was later taken on by an operator who runs it as a children's home. It is worth saying why that route matters, because most builders never see it. Converting a building for this kind of end use sits close to HMO work: the same questions about fire separation, room sizes, escape and services, asked by a different inspector. HYPE does the buildings side. Running it, staffing it and everything regulatory belongs to the operator.
