The contractor playbook is fundamentally different from a standard residential conversion. Here is what investors need to know before they commit. CHAPTER01

Why Stoke for serviced accommodation

Stoke sits at the intersection of strong contractor demand (multiple major construction and infrastructure projects within an hour's drive), hospital-visitor demand (two large NHS trusts bring families in for extended stays), and weekend tourism (Alton Towers, Trentham Gardens, the Potteries). CHAPTER02

How SA differs from HMO conversion

Serviced accommodation is regulated as commercial use. Class C3 to C1 change-of-use planning required in most areas. Building regulations differ slightly. Fire requirements are tighter on shorter-stay properties. Spec is hospitality-grade: every linen, every appliance, every fixture has to handle the wear-and-tear of constant turnover. The build cost per square metre is closer to a boutique hotel fit-out than a standard residential conversion.

CHAPTER03

Where the deals are

Central Stoke (Hanley, Newcastle-under-Lyme town centre), close to the hospitals, and walkable from the railway station: these are the catchments that hold occupancy. The further you get from the centre, the harder that gets. We have delivered conversions across those catchments and would talk your shortlist through on the first call.

What it costs to build

Cost is dictated by the existing structure, the planning route, and the finish level. Hospitality-grade fit-out is non-negotiable at the rates SA has to earn, and it is the single biggest swing between a studio and a two-bed.
