CHAPTER01

What they bought

A period building on Piccadilly in Hanley, bought to be converted into five self-contained flats with two shops retained at street level.

The substantial before set you're seeing on this case study is the actual buying decision documented. It is what an investor is looking at when they're deciding whether a building of this age and condition can carry a conversion. Trying to underwrite one off the agent's marketing photos is how investors get caught out.

What we did

A mixed-use conversion: five self-contained flats formed out of the upper floors, two shop units kept at street level.

Every stage was photographed from the day the keys came over. The finished, dressed photography is not published on this page.

CHAPTER03

What changed

A period building in the middle of Hanley brought back into full use: five homes above, two shops below. Another empty building back in use in the Potteries.

The building as found · documented in full.

Thirty-four photographs of the building on Piccadilly the day the keys came over. Solid envelope, awkward last-trading-use cosmetics, internal layout shaped by whatever business sat in it last.

The extensive before set is deliberate. For anyone weighing up a similar building, the decision is made looking at exactly this kind of material: bones, layout, condition, light. The forensic before walk-through is the input that decides whether a build is feasible inside the budget.

A note from John on privacy: we love sharing beautifully styled "after" shots with furniture and fittings: but sometimes clients prefer not to have those images published, often for security reasons or to protect their privacy. We always respect their wishes. On Piccadilly the dressed-state photography stays off the public site.

Done at the investor's request to a tight budget. Most of the structural envelope kept in place. Most of the planning route taken via permitted development. The cost-control work happened up-front: every retained surface, every retained service, every retained opening saved budget that got reinvested in the interior fit-out. The result reads as a high-end serviced apartment, not a converted shop.

The Silver Birch was once a hugely popular pub and eatery in Silverdale, rave reviews, full bookings, until COVID closed its doors for the last time. HYPE picked the property up alongside a repeat investor and converted it into six one- and two-bed apartments. The build is also a public masterclass in the four mandatory pre-build checks for any commercial-to-residential conversion: asbestos R&D survey, EPC/insulation strategy, warranty (PCC or NHBC), and acoustic/sound testing. Without these four, the conversion legally and commercially doesn't fly.

Iron Market · Commercial to serviced accommodation conversion

Third in the same investor's serviced accommodation series, after Church Street and Silverbirch. Iron Market is a commercial unit in Newcastle-under-Lyme taken through the now-proven HYPE Building SA conversion model: permitted development, structural envelope retained, budget redirected from costly structural works into the interior finishes that booking-platform guests actually see. The owner has asked us to keep dressed-tenant photography off the public site, what you'll see is the before state + the workmanship at mid-build, plus the build film on YouTube.
