Barn already owned or under offer
We walk barns pre-purchase with a builder's eye: permitted-development viability is your architect's call, structural risk your engineer's. We do not source agricultural buildings.
Stone barns, brick barns and cart sheds converted into homes across Staffordshire and Cheshire, once your architect has the planning route confirmed. Structure first, character kept.
What a barn conversion involves
A barn conversion is not a build: it is a controlled rescue. The existing structure has to hold. The historic envelope has to be respected. The new accommodation has to meet current building regulations on insulation, ventilation, accessibility, and fire safety. Three priorities, in tension, every single day.
Permitted development can allow the conversion of an existing agricultural building into a dwelling without full planning permission, subject to a prior approval test. Your architect confirms whether that route applies to your barn; we price and build once it does.
On site, the work is the work. Underpin failing footings. Stitch cracked elevations with helical bar. Strip and reinstate the roof on the original lift. Insulate to current Part L without compromising historic breathability. Reuse every salvageable stone, every original purlin, every iron strap. The result is a building that looks like it was always a home: because it is now.
The proof
Who this is for
Barn conversions reward patience and punish shortcuts. We work with clients who understand the building has a 200-year head start on the design: and who are buying it because of that, not in spite of it.
We walk barns pre-purchase with a builder's eye: permitted-development viability is your architect's call, structural risk your engineer's. We do not source agricultural buildings.
Barn conversion costs vary widely with the building, its structure and its listing. We price yours properly once the planning route is clear, and we tell you straight if the budget and the barn do not match.
Your architect runs the prior approval or full-planning submission: the deal cannot exchange without the route confirmed. We price and stand ready to build.
Property in Staffordshire, Cheshire or the near Midlands.
The honest filter
If you want a barn that looks like a new-build inside: we are not the contractor. We restore character. We do not paint over it.
How it runs
Same six-phase Build Standard, with the heritage work in its place: your engineer's structural survey at phase 02, your architect's prior-approval or full-planning route at phase 03, breathable build-up specification through phase 04, conservation officer sign-off at phase 06.
Your engineer surveys the structure. Your architect tests permitted-development viability. We audit the fabric room by room and price it.
Prior approval or heritage application by your architect. Bat survey and ecology by the ecologist, all front-loaded: we price and build once consents land.
Built to the specification, logged and photographed daily on The HYPE System.
Snagging walked with you. Keys.
Same six-phase operating standard as every HYPE build.

We take on substantial building work across Stoke-on-Trent and the Midlands: extensions, conversions, full refurbishments, commercial works and repairs after fire, flood or damage. Properly scoped projects, not odd jobs or reactive maintenance.
We're VAT registered, so on smaller jobs a non-VAT builder will always undercut us. That's just the maths. Our work pays off where doing it properly matters more than the cheapest quote.
If that sounds like your project, tell us what you've got. We'll tell you straight whether we're right for it, and if we're not, we'll say so. Either way, we wish you all the best x.
