A single garage is cold, under-insulated, lock-up space. Converted properly it becomes a fifth bedroom, a private office, or a self-contained annexe, using a footprint you already own and already pay for.

Most garage conversions fall under permitted development, meaning no full planning application, no neighbour notification, and no months of waiting. Your architect files the Lawful Development Certificate application: we raise the floor, dig the underpinning if needed, build out the cold elevation, and deliver a habitable space that meets Building Regulations.

Specifications: 100mm PIR floor insulation, full damp-proof course, 150mm wall build-up to U-0.18, MVHR or trickle ventilation depending on layout, separate electrical sub-circuit, plastered finishes throughout. Often paired with a new external door, blocked-up garage opening with matched brick, and a single window in the previous door reveal.

Where we do them: Stoke-on-Trent and Newcastle-under-Lyme, out to Stafford, Stone and Kidsgrove, and across the rest of Staffordshire. The building regulations are the same wherever the garage is. What changes is the stock: a 1930s semi in Stafford with a detached single garage is a different job to an integrated garage on a 1970s estate, and the survey is where that gets sorted, not the quote.

Does it add value? Not a number we are going to invent. Nationwide's analysis of its own mortgage lending puts an additional double bedroom at around 14% on a two bedroom house, and a 10% increase in floor space at roughly 5%. A garage conversion is usually the cheapest way a house gets either of those. What it is worth on your street depends on your street: location remains the biggest single factor, and anyone quoting you one national percentage for every property is guessing.

Garage conversions suit homeowners who have outgrown the layout but cannot face the cost and chaos of a full extension. We also work with social landlords, local authorities, and care providers converting garages into safeguarding-conscious accommodation.

Single, double, side-return, detached: all viable. We will assess the structure on the first call.

A budget that matches the standard

We price each garage conversion after a site visit, because a single garage and a double garage with annexe-grade fit-out are different jobs. As a starting point, a single garage conversion begins at around £15,000, and where it lands depends on scope and finishes: treat that as indicative, not a quote. The price is agreed with you before any work starts, and it only moves if the building throws up something real or you ask for additional work. What we will not do is quote low and cut the specification to reach it.

Building control engagement required

We submit the building control application, coordinate the inspections and hand over the completion certificate once it is issued. Planning applications are handled by your architect. No DIY sign-off.

If you want it converted without building control because it is going to be the kids' den anyway: we will not do it. Improperly converted garages destroy property value at resale.

How it runs

Six phases. Compressed for short programmes.

Same operating standard as a full house extension, on a shorter job. The programme depends on the garage and what the survey finds.

Costing

Layout drawn and PD eligibility confirmed by your architect, structure surveyed by your engineer: we walk the site and price it.

PHASE03

Planning

Lawful Development Certificate filed by your architect. We submit the building control application. Price agreed and contract signed.

PHASE04

Build

Floor up, walls out, openings blocked, M and E first fix, insulation, plaster, second fix. The build phase itself runs around six weeks on a single garage.

PHASE06

Handover

The building control completion certificate handed over once issued, with the photographs of the work.
