How the build actually ran.

The same three questions we ask every project: what they bought, what we did, what changed. Honest. Specific. No marketing fluff.

CHAPTER01

What they bought

A commercial unit in the Iron Market area of Newcastle-under-Lyme. By the time this property came to HYPE, the investor had already completed Church Street and Silverbirch: they knew exactly what they wanted, exactly how they wanted it specified, and exactly what their budget would carry. Iron Market is the third proof point that the HYPE Building SA conversion model travels.

CHAPTER02

What we did

Permitted development route, no full planning application needed. Same logic as the other two units in this investor's series: keep the envelope, keep most of the original openings, light-touch structural work, then redirect the budget into the finishes that drive booking-platform photography.

What the photographs show: the original commercial state of the unit, then the workmanship at the mid-build stage, plasterboard going up, partition layout setting, services running. What the photographs don't show is the fully dressed end-state. The owner asked us to keep those private; we always respect that. The work is on YouTube if you want to see how it ran.

CHAPTER03

What changed

Another commercial unit pulled off the do-nothing pile and onto the SA booking platforms. The investor's series, Church Street, Silverbirch, Iron Market, is the cleanest demonstration HYPE has of repeatable SA conversion work. Same playbook, same investor, three consecutive yielding units.

Stage 02 / 03Mid-build

Workmanship over staging.

A note from John on privacy: we love sharing beautifully styled "after" shots with furniture and fittings, but sometimes clients prefer not to have those images published, often for security reasons or to protect their privacy. We always respect their wishes. On Iron Market the owner has asked us to keep the dressed final-state photos off the public site.

What you're seeing in this stage is the build itself: plasterboard going up, partitions framing the new layout, first fix running, the bathroom and kitchen positions being roughed in. The full build is on the HypeTV YouTube channel, link below, for anyone who wants to see how it ran end to end.

Before vs. after.

Iron Market is open, let, and booking. The dressed photographs stay private. The conversion itself is exactly what the model promised: another yielding SA unit, delivered to the same standard as the previous two in this investor's series, on the same permitted-development route, in the same budget envelope. Done at the investor's request to a tight budget. Most of the structural envelope kept in place. Most of the planning route taken via permitted development. The cost-control work happened up-front: every retained surface, every retained service, every retained opening saved budget that got reinvested in the interior fit-out. The result reads as a high-end serviced apartment, not a converted shop.

The Silver Birch was once a hugely popular pub and eatery in Silverdale, rave reviews, full bookings, until COVID closed its doors for the last time. HYPE picked the property up alongside a repeat investor and converted it into six one- and two-bed apartments. The build is also a public masterclass in the four mandatory pre-build checks for any commercial-to-residential conversion: asbestos R&D survey, EPC/insulation strategy, warranty (PCC or NHBC), and acoustic/sound testing. Without these four, the conversion legally and commercially doesn't fly.

A period building on Piccadilly in Hanley, taken from commercial use to five self-contained flats and two shops. What this case study has that the others do not is the raw before: a substantial set of thirty-four photographs showing exactly what the building looked like the day the keys came over.
