Waterloo is a six-bedroom HMO conversion in Burslem with an en-suite to every bedroom and a dormer loft conversion. The building came with serious structural problems, and sorting them properly is the real story of this build: all of it filmed in a three-part series. The owner has asked for the dressed final-state photography to stay private: what we publish is the substantial 21-image before set, a single approved comparison shot, and the films.

How the build actually ran.

The same three questions we ask every project: what they bought, what we did, what changed. Honest. Specific. No marketing fluff.

CHAPTER01

What they bought

A Burslem property earmarked for HMO conversion on the Waterloo side of the town. Solid envelope on first look; the real condition only showed itself once the strip-out started. The twenty-one photographs below show the building the day the keys came over, and the films carry the rest of the story.

CHAPTER02

What we did

A full conversion to six bedrooms, every one with its own en-suite, with a dormer loft conversion to make the top floor earn its keep. Before any of that could happen the building needed serious structural work: the second film in the series is entirely about it, and it is worth watching before buying anything similar. Then the fundamentals as on every HYPE HMO: fire-rated compartmentation, fire doors, communal kitchen done to spec.

The owner has asked us not to publish the dressed-state photographs. We always respect that.

CHAPTER03

What changed

A structurally sound, six-bedroom, all-en-suite HMO out of a building that needed real intervention to get there. The whole journey is on film: the strip-out, the structural work, and what the team found along the way.

The Waterloo property as found.

Twenty-one photographs of the property before conversion started. This is the kind of building most HMO investors walk past: solid envelope, awkward last-occupier cosmetics, and problems that only surfaced once the strip-out began. The films further down the page carry the rest of the story.

A note from John on privacy: we love sharing beautifully styled "after" shots with furniture and fittings: but sometimes clients prefer not to have those images published, often for security reasons or to protect their privacy. We always respect their wishes. On Waterloo the owner has asked us to keep the dressed-state photos off the public site.
