The shape of the build in numbers.

In January 2019 HYPE set the toughest brief we'd given ourselves: build a student HMO that rivals any luxury student accommodation in Staffordshire. The building was unusual, once two terraced houses, later converted into offices, now needing to come back as a single residential conversion. The result: 11 en-suite bedrooms for Keele University students, plus a cinema room, a chill-out / study room, a dedicated laundry, Cat 5 cable points and USB ports throughout, and, usefully, a planned bin store so tenants don't have to drag wheelie bins from the rear of the property every collection day. Some of the most considered HMO planning HYPE has done.

How the build actually ran.

The same three questions we ask every project: what they bought, what we did, what changed. Honest. Specific. No marketing fluff.

CHAPTER01

What they bought

A handsome building near Newcastle-under-Lyme town centre, with an unusual history: originally two terraced houses, later converted into offices, and now needing to come back as residential. Location is everything for a student HMO, and although Keele University campus is more than two miles away, this property has a competitive locational story. Newcastle-under-Lyme bus station sits across the road (direct buses to Keele campus). The town centre is on the doorstep, supermarkets, coffee shops, bars, restaurants. There's even a Domino's around the corner.

The brief HYPE set itself: build the student HMO that students actually want. Not the corner-cutting kind that meets minimum spec, the kind that competes with the purpose-built luxury student accommodation around the area.

CHAPTER02

What we did

Two-terraces-to-eleven-bedrooms means a substantial reconfiguration. Every bedroom got its own en-suite. Cat 5 cable points in every room for proper wired broadband. USB ports built into the wall plates. Communal amenity rooms added in: a cinema room, a chill-out / study room, a dedicated laundry. The level of HMO amenity you don't get in the cheap student rental stock and you DO get in the £150-a-week purpose-built blocks, but at HMO economics.

The wheelie bin store deserves its own paragraph. HYPE has done enough HMO conversions to know that waste and recycling is a recurring tenant friction point, tenants leave it to each other, bins don't go out, the property starts to smell. We dedicated planning to it: a bin store at the front of the property so tenants on collection day only need to open the bin store doors and wheel the bins a few feet to the kerb. No dragging from the rear. The operational detail that separates HMOs students stay in for one year from HMOs they renew.

CHAPTER03

What changed

A former two-terrace-then-office building became an 11-bedroom luxury student HMO that competes for the same tenants who'd otherwise be paying purpose-built rates. Students stay 11 months a year and are typically strangers to Stoke-on-Trent when they arrive: they have enough to worry about already. HYPE doesn't think their living space should be one of those things. This one isn't.

Stage 01 / 02Complete

The 11-bed luxury student HMO finished.

Twelve photographs of the finished build. En-suites visible. Communal amenity rooms, cinema, study, laundry, designed to feel like a step up from typical student-rental finish. The brief was to rival luxury student accommodation, and the photos show what that looks like when the brief gets delivered properly.

Location context that doesn't appear in the photos but matters for the commercial story: bus station opposite for the Keele commute, town centre amenities on the doorstep, Domino's around the corner. Some of the most considered HMO planning HYPE has done, end to end.

Student HMO 'on a budget' · Stoke University Quarter (3 bed, not 4)

Overseas property investor brought a pre-existing HMO in the Staffordshire University Quarter to HYPE during the pandemic. The default play would have been to squeeze a fourth bedroom into the footprint. HYPE recommended the opposite: stay at three bedrooms, expand the communal kitchen-lounge to give students the social space the modern HMO market expects, and add an en-suite to every bedroom. Fewer rooms; better letting outcomes. The build is also a clinic in budget-conscious layout: the former kitchen became a downstairs en-suite bedroom, the former bathroom became its en-suite, an airing cupboard became an integrated wardrobe. Nothing wasted.

Student HMO refurb · Stoke Student Quarter (Ed Dovison's second build with HYPE)

Ed Dovison's second student HMO with HYPE, directly next door to the first. The property had fallen out of favour with Staffs Uni students despite being a few doors from the College Road campus. The problem: dated shared-bathroom layout that today's student tenant pool won't pay for any more. The fix: modernise the layout, add en-suites where the floor plan allowed, refresh the finish. Eight weeks. Four Staffs Uni students locked in before the build had even closed snagging. Final video walks HMO fire regs for open-plan kitchens, useful technical content for any investor planning the same refurb.

5-bed HMO with kitchenettes · Birches Head, Stoke-on-Trent

Most HMO conversions look the same. The investor on this Birches Head project deliberately wanted a property that didn't. Two of the five rooms are en-suite studios with their own kitchenettes, closer to standalone apartments than typical HMO bedrooms. The other three are sizeable shared-bath rooms. The conversion went almost back-to-brick. The result is a property that pulls tenants who'd otherwise rent one-bed flats elsewhere, at HMO per-room economics. A specific commercial play, executed cleanly.
