Big John Sale built HYPE Building on a simple principle: a builder should be judged by what they hand over, not what they promise. After more than 20 years in the trade, that principle has not moved. Every project gets scope and price agreed before work starts, with variations flagged and agreed as they arise, and a daily log on The HYPE System. The same operating standard runs on a garage conversion and a full commercial-to-residential job.
Our five lanes cover commercial and industrial refurbishment, insurance repairs, council and care-provider work, conversions including HMOs, and homes: extensions, lofts, garage conversions and refurbishment. Fire safety and compliance work runs alongside them. If your project fits none of them, we will say so on the first call and tell you who to call instead.

Stoke clients who want the right builder, not the cheapest quote.
We work with homeowners, investors, landlords, commercial operators, and local authorities across the Stoke-on-Trent and Newcastle-under-Lyme area. The work is varied: the standard is identical. Every client gets the same paperwork, the same operating standard, the same Big John energy.
Substantial building work
Smallest typical project is a single garage conversion. Largest are commercial-to-residential conversions and listed barn restorations. Odd jobs and small repairs we will refer to a small-works contractor we trust.

Honest and on-site. You get told what is and is not possible, before any money changes hands.

Planning
Your architect's drawings and planning route, your engineer's structural calculations, and scope and price agreed with us before work starts.

Build
A project manager on the job, vetted subcontractors throughout. Daily log on The HYPE System.

We take on substantial building work across Stoke-on-Trent and the Midlands: extensions, conversions, full refurbishments, commercial works and repairs after fire, flood or damage. Properly scoped projects, not odd jobs or reactive maintenance.
We're VAT registered, so on smaller jobs a non-VAT builder will always undercut us. That's just the maths. Our work pays off where doing it properly matters more than the cheapest quote.
